Chinese clothing, toy and home-goods retailer Miniso will open its first Long Island store at the Green Acres Commons shopping center in Valley Stream, while Cava Mezze Grill and a perfume store are headed to the adjacent mall.

The Town of Hempstead Industrial Development Agency, which owns the title to Green Acres Mall and the shopping center under a tax-break deal with the property’s owner, approved subleases for all three planned tenants Tuesday. The mall and shopping center are owned by The Macerich Co., a Santa Monica, California-based real estate investment trust.

Founded in 2013, Miniso describes itself as a "high-growth value retailer offering a variety of trendy lifestyle products."

Miniso will occupy a 7,250-square-foot space and employ eight full-time-equivalent employees in Green Acres Commons, the IDA said in a statement Tuesday.

Miniso Group Holding Limited, headquartered in Guangzhou, China, had 8,565 stores, including 355 Top Toy stores, globally as of March 31, according to investor information on its website.

The publicly traded company has nine Miniso stores in New York State, six in New York City, its website shows.

Cava Mezze Grill will have 35 full-time equivalent employees in a 2,100-square-foot space at Green Acres Mall, according to a sublease-related document on the IDA’s website. Cava is a Mediterranean fast-casual restaurant chain.

Also, Perfumes 4 U, a retailer headquartered in Miami, will occupy 1,080 square feet and have three full-time employees in the mall, the IDA said. The perfume retailer has more than 50 stores in the United States, including one at Tanger Outlets Deer Park and one in Brooklyn at King Plaza, which is owned by Macerich.

No opening dates were available for any of the three new tenants opening at Green Acres, the IDA said.

Miniso, Cava and Perfumes 4 U could not be immediately reached for comment Tuesday.

The IDA holds title to the mall and Green Acres Commons under agreements called payments in lieu of taxes, or PILOTs, which the agency initially approved in 2014 and 2015, respectively. Macerich, which is considered to be leasing the properties, must get the IDA’s approval for all tenants’ subleases until the tax-break deals end.
