Nothing Bundt Cakes, nail salon to join $59M Mount Sinai shopping center overhaul

Nothing Bundt Cakes, a nail salon and a body laser clinic are among the new tenants headed to a Mount Sinai shopping center that is undergoing a $59 million revamp, which will bring a Whole Foods Market as an anchor.

Regency Centers Corp., a Jacksonville, Florida-based real estate investment trust, bought the property formerly known as Mount Sinai Shopping Center in January, after which it announced it had renamed the property Crystal Brook Corner. Regency said it was planning a redevelopment and a change in the tenant mix, including bringing in Whole Foods, which Newsday previously reported.

“In addition to Whole Foods, leases have been signed with Nothing Bundt Cakes, PACFE Nails & Spa, and BYou Laser Clinic. Interest in the available space has been strong, and we look forward to announcing additional new businesses throughout the year," Regency spokeswoman Chelsea DuDeVoire said in an email Monday.

Work is underway to revitalize a “dilapidated shopping center" by upgrading the façades, adding new landscaping, improving the parking lot and constructing a new building for two eateries. Site work and some demolition started in March, DuDeVoire said.

“Building exteriors and sitework will be substantially complete by the end of the year, with interior work, final paving, landscaping, and signage complete by spring 2027," she said. Nothing Bundt Cakes, PACFE Nails & Spa, and BYou Laser Clinic will open in 2027, with the shopping center's other new tenants opening on a rolling basis throughout next year and 2028, she said.

A Whole Foods grocery store will occupy an approximately 35,500-square-foot space that a King Kullen supermarket vacated in 2019. That space's exterior and interior will be completely updated, DuDeVoire said.

The shopping center project also will include the construction of a freestanding, 5,080-square-foot building for two quick-service restaurants.

“We are not in a position to announce those tenants yet, but have had strong interest from both national and local restaurants for this building, given its prime location at the entrance to the center," DuDeVoire said.

The redevelopment also will include having PACFE Nails & Spa and three other new, small shops divvy up about 10,950 square feet on the first-floor of a two-story building that has office tenants on the second floor, she said. The first floor was vacated by Rite Aid last year.

The loading space adjacent to the former Rite Aid space will be converted to a landscaped patio, DuDeVoire said.

Crystal Brook Corner is located at 5499 Nesconset Hwy., part of the state Route 347/25A corridor. The west side of the shopping center runs alongside Crystal Brook Hollow Road.

Pricier project

Regency purchased the 131,779-square-foot shopping center for $30 million from United Properties Corp. of East Meadow, according to the deed filed with the Suffolk County Clerk’s Office.

The shopping center sits on a 14.57-acre site and was built in the late 1980s, Don Hohn, the Town of Brookhaven’s director of planning, said during the town planning board’s public hearing on the redevelopment project in December.

The shopping center was overdue for a refresh because it had mostly been unchanged since it was built, representatives for Regency said during the hearing.

The shopping center had been in decline ever since the King Kullen supermarket closed there in 2019, said Alian Teixeira, owner of Tapestry Salon & Spa, which has been at the property for 14 years.

“Before, it was like a ghost town for a while," he said, adding that the shopping center was not maintained well under its previous owner.

The redevelopment is a much-needed improvement to the shopping center, and traffic to the property has picked up even as the construction work takes place, he said.

The property is about 70% leased, DuDeVoire said Monday.

The land use application that Regency submitted to the Town of Brookhaven in July 2025 said the shopping center redevelopment was estimated to cost $15 million.

But Regency's first-quarter earnings report, published in April, says the redevelopment will cost $59 million.

DuDeVoire declined to answer questions about the cost, including why it increased and whether the higher price included the cost of buying the shopping center.

Most of the shopping center’s current tenants are locally owned, small businesses, including The Wine Authority, Rocco's Pizzeria & Ristorante, Mt. Sinai Bagel & Deli, Taco Island Mexican Cantina and Tapestry Salon & Spa.

Regency has said it plans to change the shopping center's tenant lineup to a mix of national, regional and local retailers, and other types of businesses, including boutique fitness studios, restaurants, and personal and pet services.

Nothing Bundt Cakes is a Dallas-based chain with more than 600 shops in the United States, including four on Long Island, according to its website.

PACFE Nails & Spa is a Long Island-based chain with three locations, while BYou Laser Clinic has five locations, including one on Long Island, in Manhasset, and another planned for the region, in Long Beach, according to the businesses' websites.

Nothing Bundt Cakes, PACFE Nails & Spa and BYou Laser Clinic could not be immediately reached for comment Monday.

Whole Foods' parent company, Seattle-based Amazon.com Inc., confirmed in January that the natural and organic foods grocer will open a store at the shopping center in Mount Sinai. On Monday, Amazon declined to disclose more information, including the number of people who will work at the store.

Whole Foods' 536 U.S. stores include eight on Long Island, including one that opened in Holbrook in March.  The grocer also has 12 stores each in the U.K. and Canada.
