18th century farmhouse in Peconic with nursery stock lists for $1M

This Peconic farmhouse, which sits on a 6.8-acre nursery property, dates back to the 1700s. Listed for $1 million, the price also includes the nursery stock that occupies most of the property.

The home, known as The Jefferson House, features four bedrooms and two full bathrooms. The 3,100-square-foot house includes the original structure, which co-listing agent Chris Chapin of Douglas Elliman Real Estate says was built in the 1700s and featured the original living room, kitchen, dining room and a finished attic loft area. An extension that makes up roughly half the house was put on in the 1800s, he says, adding a front entrance and porch that opened onto a living room, a great room, a first-floor bedroom and full bathroom and a second level with three additional bedrooms and bathroom.

In addition to a barn and a lath house (a structure to store plants), the property also features thousands of mature shrubs and trees, including Japanese cutleaf maples, English boxwoods, blue cedar trees and others. Chapin estimates that the wholesale value of the landscape stock on the property is hundreds of thousands of dollars.

“The former owner was a nursery man, so that’s been his business for the past four decades-plus,” says Chapin. “He lived and breathed his plants. Somebody could get the property and continue to sell the shrubs that he had been nurturing for the past 40 years or so.”
