A one-bedroom, one-bath ranch with beach access in a community on Long Island Sound in Calverton is on the market for $399,000.
The 400-square-foot house, on Oakleigh Avenue in the Baiting Hollow Cottages Development, was originally a two-bedroom that was converted to create a larger living space, said listing agent and owner Ari Leshans of Voro LLC. It is being sold furnished.
It has a kitchen with a washer and dryer, in addition to a wet bar in the living room that used to be the kitchenette before a bedroom was eliminated, Leshans said. It has ductless cooling, electric heat and a crawl space for storage. There's a deck, living area with a skylight, and a driveway with ample parking.

Built in 1953 on 0.04 acre, the home is one of 38 year-round or seasonal cottages in the development, with access to a private beach. Flood insurance isn’t required, Leshans said, as the community is on a bluff overlooking Long Island Sound, with stairs going down to the beach.
Taxes on the property, which is in the Riverhead Central School District, are $3,675. Homeowners association fees are $1,700 and cover snow removal, a club house, landscaping and shower cabins by the beach entrance.

“It’s very quiet and peaceful in the winter,” said Leshans, who is selling after two years to move out of state. “The location is absolutely pristine, it’s beautiful.”
The development is off Sound Avenue, near North Fork farms, nurseries and vineyards and restaurants.
