About two years ago, Jason Borowski and his family moved to Blue Point, which he describes as “a relaxed, easygoing seaside town.”

“We were looking for somewhere that the pace was a little slower, and the commercial development wasn’t as heavy as Nassau County,” says Borowski, president of Blue Point Community Coalition, a civic association. He says they also wanted to live in a community where their young daughter could safely play in the neighborhood with friends.

“That was something that I experienced growing up,” Borowski says, “but I wasn’t quite sure it existed in today’s world.”

They found in, he says, in Blue Point.

When moving to the South Shore hamlet, you buy a lifestyle in “a very gentle, relaxed atmosphere,” says longtime resident Tracy Boucher of Coach Realtors.  “It’s the type of area where children still catch fireflies.”

The children in Blue Point could soon have a new attraction in their hometown.  A bond vote will be held in December on whether to approve a $16.85 million proposal to buy and transform the St. Ursula Center convent on Middle Road into a new 29,000-square-foot library, more than double the size of the current library.

“It will bring another level of education to the children of the community and we’ll be preserving another eight acres in the heart of Blue Point that would benefit all people of the Bayport-Blue Point community,” says Town of Brookhaven council member Neil Foley.

Borowksi says plans to create an active recreation park and village green atmosphere at the site of the former Blue Point Laundry on Park Street are in the design stage. “It will be a large open space where people can come together for summer concerts and things like that,” he says.

A small parcel next to Blue Point Dock, he adds, could add walking trails leading from Blue Point Avenue toward the beach next to the fishing pier. 

The area features primarily Colonials, Capes and ranches, says Bryn Elliott of Douglas Elliman Real Estate, who is the Bayport-Blue Point Chamber of Commerce membership committee chair.  The hamlet, with its southern border along the Great South Bay, also includes many vintage homes from the turn of the last century, Elliott says. Prices in Blue Point, he adds, typically range from $300,000 to as much as $900,000.

The area also offers 55-and-over condo communities, including Springhorn and The Harbor at Blue Point. Construction on the Vineyards at Blue Point is nearing completion along the border of Blue Point and North Patchogue on Sunrise Highway.    

The school district is also a draw, Elliott says.  Bayport-Blue Point High School in 2017 was named a National Blue Ribbon School by the U.S. Department of Education, which recognizes an “exemplary high-performing school.”

Blue Point is home to the recently beautified Blue Point Nature Preserve, Corey Beach and the famed, window-served eatery Flo’s Luncheonette.

“Blue Point has a pretty substantial history of being a summer recreation community going back to the 1920s,” Borowski says, “and that’s definitely still evident here today.”

There are six condos on the market ranging in price from $380,000 to $750,000.   

SALES PRICE

Between Sept. 1, 2017, and Oct. 4, 2018, there were 61 home sales with a median sale price of $422,000, according to the Multiple Listing Service of Long Island. The low price for that period was $150,000 and the high was $900,000. During that time period a year earlier, there were 49 home sales with a median sale price of $380,000. The price range was $150,000 to $740,000.
