Two homes on one lot in the Bay Park neighborhood include a total of five bedrooms and two full bathrooms. Each has its own kitchen and laundry machines. Owner George Duprey says his grandfather initially built the second house as a rental property, and three generations of the family have lived in one or both in the years since.

Duprey says he and his father worked in the construction industry and ensured both houses were well-maintained. “I did all the windows, the roof, and all the other stuff," he says.

Cherry Grove: $825,000

A group of investors doing business as 4 Broke Girls LLC is preparing to part with their Fire Island property. The waterfront estate includes a two-story, three-bedroom, two-bath house and a two-bedroom, two-bath guest cottage. Both feature outdoor spaces facing a private beach and a two-acre underwater parcel, beyond which lies the Great South Bay.

One of the four partners, Chris Murphy, says the lot is among the largest in the island’s Cherry Grove neighborhood and quite possibly the only one that includes a guest cottage.

“The sunsets are unbelievable, with magnificent views of the docks and the bay,” says Murphy — and a place to tie up. “They can pull their yacht up and dock it right on their own property.”

The houses were built in the mid-1950s and have been recently renovated. They are listed with Karen McCutcheon of Douglas Elliman Real Estate.

Riverhead: $699,900

A property in Riverhead that backs onto the Peconic River features a two-story home, an adjacent ranch house, and a large garage with a 36-by-40-foot workshop. Owner Harold Seaman says the lot includes 150 feet of riverfront and could be an ideal investment for someone who would like to start a qualified business.

The Wild and Scenic River Act restricts new businesses, but there are opportunities for river-related businesses, which could include watercraft rental or a fishing supply, among other possibilities, Seaman says. “It’s a big shop, and it has industrial-grade heat, water and power.”

Seaman says that both homes, which were built in the 1930s, are occupied by long-term renters on month-to-month leases.

Taxes are $11,580 on the .33-acre lot.
