Buying a home in Bohemia

Spacious properties -- even horse properties -- can be found in Bohemia, real estate agents say. Parcel sizes often range between half an acre to more than an acre, says Lynn Deeg of Coldwell Banker Residential Brokerage.
Horse properties can be found on the western edge of the community, which borders Connetquot River State Park, says Liz Record of Douglas Elliman Real Estate. "That whole area has equestrian trails leading into the park," she adds.
Bohemia's central location makes it a great commuter town, too, Record says, noting motorists can access the Long Island Expressway via Veterans Memorial Highway, while Sunrise Highway leads into the Southern State Parkway. The Sayville and Ronkonkoma train stations are nearby, as is Long Island MacArthur Airport.
Though Bohemia lacks a downtown, shops, services and eateries are dotted along major thoroughfares, including Sunrise Highway.
Housing choices range from single-family homes to condos, town homes, units for those 55 and older, and mobile homes. Bohemia's industrial areas help absorb some of the property taxes, Record says.
"Inventory is down and sales are up," she adds.
CONDOS AND TOWN HOUSES. Four listings, $328,000 to $424,000
SALES PRICES. Both the number of sales and the median price are up, year over year, according to Multiple Listing Service of Long Island data. From Jan. 1, 2012, to March 25, 2013, there were 67 sales with a median price of $360,000. The low price was $230,000, and the high was $635,000. From Jan. 1, 2011, to March 25, 2012, there were 46 sales with a median price of $357,500. The low was $180,123, and the high was $730,000.
ATTRACTIONS. Connetquot River State Park offers 50 miles of hiking, horseback riding, cross-country skiing and nature trails. Bohemia Equestrian Center is on Sycamore Avenue. The Bohemia Fire Department Memorial Day Parade is scheduled for 10 a.m. May 27.
