THE SCOOP Situated in the Town of Hempstead, Bellerose Village is a petite 77-acre community distinct and separate from Bellerose and Bellerose Manor, both in Queens, and neighboring Bellerose Terrace.

There are only 351 houses in the close-knit village, notes Bellerose Village Mayor Kenneth Moore.

Volunteerism is a hallmark of village life, with a strong local fire department with no pension program and the 100-plus member Junior Women’s Club, says Moore.

The Junior Women’s Club runs Easter egg hunts, outdoor movie nights, Pedal & Pour bike tours and other events throughout the year to support local and national charities while fostering a sense of community, says Kate Marsanico, president of the club.

The village was founded in 1906 by the United Holding Company, for which Helen Marsh, a real estate developer and pioneering entrepreneur from Massachusetts, served as a director. Marsh developed Bellerose Village as a model community, with no two houses alike. Perpetually moving from one newly built home to another until it was sold, Marsh lived in a total of 22 homes in the village.

Bordered on its north by Jericho Turnpike, with its three-block long business district, the village features a fan-shaped streetscape terminating in the south at the Long Island Rail Road station.  

Because of its diminutive size, everybody knows each other, says Deborah Plumer, an agent with Coach Real Estate Associates, who’s lived in Bellerose Village for 17 years.

“Everybody watches out for each other,” Plumer says.

To this day, you won’t find two of the same houses in Bellerose Village, which was incorporated in 1924. “And the village really upholds that, through the architectural review board,” says Plumer.

Home prices start at $650,000 for a small fixer-upper and go up to about $1.6 million for a renovated, larger home.

When houses do come up for sale, they usually move in less than a month, notes Moore.

CONDOS AND CO-OPS There are are no condos or co-ops on the market.

SALE PRICES Between March 31, 2021, and April 30, 2022, there were two home sales with a median sale price of $914,250, according to OneKey MLS. The low price for that period was $760,500 and the high was $1.068 million. During that period a year earlier there were four home sales with a median sale price of $764,000. The price range was $725,000 to $830,000.
