Buying in Great Neck village

THE SCOOP Part of the appeal of Great Neck village, says Angela Chaman of Laffey Real Estate, are the wide-ranging home prices, the schools and the diverse population in the area.
The most common housing styles in the village, she says, are expanded ranches, along with Colonials and split-levels. The average price of homes in the area, which she says are typically on lot sizes of 50-by-100-feet or 60-by-100- feet, is generally between $800,000 and $1 million. Over the last 10 years, she adds, there has been an increase in development with many smaller homes being knocked down and replaced with new construction.
“They are commanding very high prices considering the lot sizes, with some selling upward of $2 million,” says Chaman, a Great Neck resident.
The school district includes highly regarded elementary schools such as E.M. Baker School and Saddle Rock School, she says. In a ranking of the best elementary schools in New York released this month by Niche, a website that offers school and neighborhood data, the Baker School placed fifth and Saddle Rock placed 19th.
Anna Kaplan, a Great Neck resident and Town of North Hempstead council member, says that in addition to great schools the area offers an easy commute to Manhattan, with an express train as quick as 24 minutes, plus a community with a diverse makeup.
“The community itself really speaks volumes of the tapestry that the United States is all about,” Kaplan says of Great Neck. “There are Iranian-Americans, Russian-Americans, Chinese-Americans, Korean-Americans. It’s wonderful to see people coming from all over the world, choosing this place and living very well together.”
The village, which recently replaced all streetlight fixtures with LED lighting, is home to Allenwood Park. Nearby amenities within Great Neck include Steppingstone Park and Memorial Field, as well as a marina and the Parkwood Sports Complex, which includes a tennis center, aquatic center and ice rink. The Great Neck House, next to Village Green Park, offers a variety of recreational activities.
SALES PRICE Between Aug. 1, 2016, and Sept. 5, 2017, there were 365 home sales in Great Neck, with a median sale price of $1.145 million, according to the Multiple Listing Service of Long Island. The low price for that period was $365,000 and the high was $7.75 million. During that period a year earlier there were 333 home sales with a median sale price of $1.2 million. The price range was $445,000 to $8.55 million.
