Buying in Old Brookville

THE SCOOP: About 23 miles from midtown Manhattan, the pastoral village of Old Brookville is part of Nassau County's Gold Coast. "We have a lot of open space," says Mayor Bernie Ryba, citing in part the 19-acre James Preserve between Northern Boulevard and Valentines Lane, which is contiguous with the eight-acre Louis C. Clark Sanctuary on Valentines Lane.
Since the wooded terrain took a hit from superstorm Sandy, about 100 trees were planted to replace those that had fallen. The landscape is also punctuated by freshwater ponds, as well as two working farms -- Youngs Farm on Hegemans Lane and Rottkamp Brothers Farm on McCouns Lane. "It's wonderful to have fresh-picked vegetables," says resident Bart Bleiweiss, of Keller Williams Realty Gold Coast.
There are about 730 households in the village, where zoning is one, two and three acres. Most original estates have been subdivided. The Estates at Green Fields, with 16 luxury homes from 8,000 square feet to 11,000 square feet on a former polo field, is nearly sold out, says Roberta Feuerstein of Douglas Elliman Real Estate, noting four properties remain. Prices range between $5 million and $8 million.
The former Gold Coast Equestrian Center is in the final stages of approval for an eight-lot subdivision, Ryba says. Recent projects include the completion of road surfacing and drainage basin work.
Bleiweiss says there's no other place he would rather live, noting Old Brookville is a caring village with a great mix of people. Hundreds of families, he adds, participate in the annual American Cancer Society's Relay for Life, scheduled for June 7.
SALES PRICE: From April 1, 2013, to May 10, 2014, there were 28 sales with a median price of $1,506,563, according to Multiple Listing Service of Long Island data. The low was $890,000 and the high was $4.8 million. From April 1, 2012, to May 10, 2013, there were 26 sales. The median price was $2,212,500 with a low of $985,000 and a high of $8.75 million
