Sea Cliff offers small town feel with waterfront views

Set atop a 120-foot bluff overlooking Hempstead Harbor, the compact village of Sea Cliff covers one square mile. Within its boundaries, one can find 16 parks, a beach, yacht club, museum, pedestrian-friendly commercial area and two libraries — one for adults, the other for children. Vintage Victorians and Craftsman-style homes also dot the village.
"It's a waterfront Victorian village that is small-town USA," says Marilyn Jenney of Daniel Gale Sotheby's International Realty. "It's the best place to bring up kids," says resident Terry Sciubba, owner-broker of Sherlock Homes Realty, noting it's not unusual to see children bicycling around town.
Summer concerts and outdoor theater, such as Philly Shakespeare in the Park, scheduled for Sept. 20, lend to the atmosphere. And now that some restaurants, including Still Partners, offer music, a night life has evolved, Sciubba says.
The dredging project for Scudder's Pond, which included the installation of a sediment filtration unit, is completed, says John Mirando, village administrator. The village is preparing to put out bids for a sewer line along Sea Cliff Avenue to service areas from Roslyn to Prospect avenues.
In addition to vintage-style homes, buyers can find ranches, capes and Colonials with prices ranging from the $300,000s for a fixer upper to north of $2 million, Sciubba says. Houses priced between the $600,000s and $800,000s often sell quickly, Jenney adds.

SALES PRICES: From Aug. 1, 2013, to Aug. 20, 2014, there were 66 sales with a median price of $620,000, according to Multiple Listing Service of Long Island data. The low price was $260,000 and the high was $2.29 million. During the same time frame from 2012 to 2013, there were 53 sales. The median price was $595,000, with a low of $162,000 and a high of $1.5 million.
ATTRACTIONS: The Mini-Mart arts and crafts fair is Oct. 5.
