THE SCOOP: There's a lot to love about the Massapequas, where recreation areas and nature, marinas, shops, shops and more shops abound. There is a bevy of eateries as well, but All American, famous for burgers, fries, hot dogs and milkshakes -- seems to be the all-time favorite.

"The Massapequas are a great community to raise a family and enjoy the simple pleasures of life," says resident Jay Nociforo of Exit Realty Premier. There are "so many activities for the entire family to participate in," he adds.

Popular Parks include John J. Burns on Merrick Road, which has athletic fields, a boat launch and summer concerts. Marjorie R. Post Community Park has a pool and outdoor skating rink. Massapequa Preserve attracts hikers and bikers. There's also a golf course, senior programs and access to Tobay Beach, adds resident Michele Goodman of RE/MAX Wittney Estates.

Residents also have easy access to the LIRR station and to the Seaford-Oyster Bay Expressway, which leads to points north, east and west.

The area, adds Goodman is "huge." Bordering South Oyster Bay, the Massapequas -- which include North Massapequa and East Massapequa -- offer buyers an array of housing options with eclectic styles priced from the high $200,000s to more than $2 million.

Developments south of Merrick Road, some with canals, include Biltmore Shores, Old Harbour Green, Harbour Green Estates, Nassau Shores and Massapequa Shores. Beach clubs include Harbour Green Shore Club and Marina, Biltmore Shores Club and Marina and Green Harbour Beach.

The market is busy, Goodman says. And while some residents are still recovering from superstorm Sandy, Nociforo says Massapequa is in much better shape than other communities.

CONDOS AND TOWNHOUSES: 5 listings, $409,999 to $499,000

SALES PRICE: From Sept. 1, 2013, to Oct. 10, 2014, there were 455 sales with a median price of $410,000, according to Multiple Listing Service of Long Island data. The low price was $134,000 and the high was $1,714,000. From 2012 to 2013, during the same time period, there were 426 sales. The median price was $383,750 with a low of $120,100 and a high of $1,800,000.
