Museums, waterfront among reasons to buy in West Sayville

For many, the nexus of West Sayville is the waterfront. Bordering the Great South Bay, attractions include the Long Island Maritime Museum and the public West Sayville Golf Course and Country Club -- both with views across to Fire Island.
"To me, that's the heart of West Sayville," says Lenore Kaufman of Leesa Byrnes Realty, noting the museum has an ongoing roster of events, including the well-attended seafood festival each August. The annual Halloween Boat Burning is scheduled for Oct. 24, rain date Oct. 25.
Residents say that Kingston's Clam Bar at the end of Atlantic Avenue hops. "It's the only waterfront restaurant in the area," says Joanne Sturchio of Douglas Elliman Real Estate, noting it closes shortly after the summer season.
Other restaurants include 21 Main Prime Steak House on Main Street and Parlor House Grill on West Main Street (Montauk Highway). Shops and services dot the stretch.
While West Sayville has its own post office, the hamlet shares a school district and library with Sayville.
Neighborhoods -- some with sidewalks -- offer split-levels, Colonials, Capes, ranch styles and some vintage. Properties typically are about a quarter-acre. Prices often range from $300,000 to $400,000, says Linda Ciavarelli of Coach Realtors. The area attracts many first-time home buyers, Kaufman says.
RENTALS
Fairfield Plaza West has updated units between $1,255 and $1,825 a month; Fairfield Knolls West, for adults 55 and older, offers one- and two-bedroom apartments between $1,520 and $2,050 a month.
SALES PRICES
From Aug. 1, 2013, to Aug. 31, 2014, there were 38 sales with a median price of $344,000, according to Multiple Listing Service of Long Island data. The low price was $200,000 and the high $425,000. From 2012 to 2013, during the same period, there were 23 sales. The median price was $335,000 with a low of $228,000 and high of $418,000.
ATTRACTIONS
The Long Island Maritime Museum's kite festival takes place Saturday. Boots on the Bay, a country music fest, is scheduled for Sept. 27.
