THE SCOOP: What attracts buyers to Woodbury has long been a constant - the Syosset school district. That, plus roomy homes on spacious properties.

"The school system is as great as when we got here," says 15-year resident Shawn Elliott, owner of Shawn Elliott Luxury Homes & Estates in Woodbury. "The district is a huge draw," agrees resident Elyse Mayer, of Prudential Douglas Elliman Real Estate in Syosset.

Mayer also said the area is convenient. "Within a short distance, we have amazing shopping, great restaurants, parks and are close to the highways."

The punch line? It typically costs about $599,000 to break into the community, says Elliott, though some homes are priced lower. Prices quickly exceed the $1 million mark, reaching about $3 million.

Woodbury is composed of many neighborhoods - some are named, some are gated. The same applies to condo communities. Various ranch styles, split-levels, Colonials and contemporaries dominate.

CONDOS AND TOWN HOUSES: 31 listings from $400,000 to $1.6 million.

RENTALS: Nine listings from $2,300 to $6,400 a month.

SALES PRICE: According to Multiple Listing Service of Long Island data, there were 39 sales since October 2008. The median price was $980,000 with a low of $345,000 and a high of $2 million. From September 2007 to September 2008, there were 48 sales with a median price of $953,000. The low was $475,000 and the high was $2,150,000.
