Buyers and sellers have needs, and real estate professionals try to accommodate just about any situation, from providing advice to finding a pool maintenance person.

It's what gave Carol Cotton and Tracey Murray Kupferberg of Daniel Gale Sotheby's International Realty the idea to team together to offer free real estate concierge services to clients.

"Our customers have been asking questions such as, 'Who can I use for this, or how do I do that?' " says Cotton, an associate broker. "It dawned on us to add these services to our repertoire."

The two help buyers and sellers with referrals and often serve as liaisons. "We get as involved as a client wants," Cotton says.

"Most people need more help than they realize,'' Kupferberg says. Buying or selling a house, "can be overwhelming."
