At the border of New York City, Floral Park is 'a town within a town'

Being an incorporated village on the border of New York City, Floral Park is like “a town within a town,” says longtime resident Kim Flanagan, the branch manager of the area’s Signature Premier Properties.
“We’re surrounded by the city and Queens, but we are in this little town with our own police, fire and sanitation departments,” she says. “There is an unbelievable community base here.”
The community will soon add new housing options with the hope of attracting families and retaining existing residents.
Construction of 37 rental units next to the train station is expected to begin soon, said Mayor Dominick Longobardi. Being built at the former Koenig’s Restaurant site, the development will include a new restaurant, The Harrison, with five apartments above, he added. The other 32 units will be constructed in a new building across the street.
Also, the sale of Centennial Hall, a former Masonic temple that divides Tulip and Carnation avenues, is expected to be completed by a developer that will transform the building into 16 to 18 apartments.
“We’re hoping it gives opportunities to bring younger families in who can’t afford to buy a house yet, and also for some of our seniors who don’t want to keep their homes but don’t want to leave,” Longobardi said.

The area offers primarily Colonials, Tudors and Capes, Flanagan says. Prices typically start in the low- to mid-$500,000s, and in recent years some houses have sold for over $1 million, she said.
Floral Park, just a 34-minute train ride from Penn Station, is home to Centennial Gardens and Bird Sanctuary, a 12-acre green space. The Floral Park Recreation Center offers baseball fields, a hockey rink, basketball and tennis courts, a swimming pool, various meeting rooms and other amenities.

There are 34 co-ops on the market, ranging in price from $189,000 to $1.469 million.

SALES PRICES
From Sept. 1, 2017, to Oct. 4, 2018, there were 257 home sales, at a median price of $625,500, according to the Multiple Listing Service of Long Island. The low price for that period was $350,000 and the high was $1.7 million. During that period a year earlier, there were 267 home sales at a median price of $585,000. The price range then was $219,000 to $1.25 million.
