We’re smart enough to know a deal when we see one, and this is certainly a deal: $465,000 for a Noyack house just minutes just minutes from Sag Harbor and close to Long Beach in the Sag Harbor school district. “The house has been foreclosed and needs some work,” says listing agent Enzo Morabito of Prudential Douglas Elliman Real Estate. But the ranch has three bedrooms, a sunroom, a full finished basement and a pool, and as Morabito says, the place is spacious with good-sized rooms.

Located at 57 Bay View Drive West, this is not the ritziest part of town – it’s an area, says Morabito, that developed as a neighborhood of second homes.
