This three-bedroom house in Sag Harbor, listed for $1.25 million, used to be a schoolhouse, and it still has a clock tower hinting at its past.

Seller Catherine Lipincott says the home, built in the 19th century and converted a century later, is "incredibly charming, inside and out."

The home, which recently went into contract, has been a weekend retreat for Lipincott and her cat for the past 10 years.

She says her greatest joy has been tending her "ladies' garden," where roses and hydrangeas bloom alongside medicinal herbs.

The 1,350-square-foot house has two bathrooms, an eat-in kitchen and a living room with a fireplace. There's a sunroom that leads out to the lushly landscaped 0.11-acre property, which has an outdoor shower.
