THE SCOOP There's a reason the village of Northport attracts so many visitors. "People love it -- they love the charm," says Jim Spampinato of Coach Realtors in Northport.
And charming it is, with shops, restaurants and churches dotting Main Street, the village's hub. At the northern end, there's a dock and a park with benches overlooking Northport Harbor as well as a gazebo and a playground. "It's nice to walk from one end to the other, stopping along the way," adds Eileen Massina of North Bay Realty Corp.
A relatively new attraction to Main Street is the John W. Engeman Theater. "They have fabulous productions," says Kathy Dodd of Century 21 Northern Shores. They also stage shows for children. Restaurants often offer packages, so one can dine and get to the theater on time.
Vintage-style homes throughout the rolling terrain lend to the ambience. There are a lot of painted ladies (Victorians), Spampinato says. Capes are the second most popular in style, followed by high-ranches and ranches.
The oldest house in the village -- a 1761 brown shingled house with pedimented dormers in need of repair -- was sold this summer and is being restored, says village clerk Donna Koch.

SALES PRICE According to Multiple Listing Service of Long Island, there were 126 sales from Nov. 1, 2010, to Dec. 6, 2011. The median sale price was $499,500 with a low of $205,000 and a high of $2,625,000. From Oct. 1, 2009, to Oct. 31, 2010, there were 128 sales with a median price of $546,000. The low price was $170,000 (for a two-bedroom cottage that was a short sale) and a high of $1,735,000.
ATTRACTIONS Boating and fishing are key. There are festivals and community band performances in the summer. The farmers' market is open from May to November.
