If you want a house in Eatons Neck

 Located on a peninsula and only one square mile in size, Eatons Neck has no stores or main street, it shares a ZIP code with Northport and Asharoken, and access to the community requires driving on a long stretch of Asharoken Avenue with a strictly enforced 30 mph speed limit. But these characteristics factor into the appeal of this North Shore community.

"It has a feeling of seclusion and is for the person who doesn't mind a commute," says Jacquie Lewisy of Signature Premier Properties.

The styles of houses in the area vary and include ranches, bungalows, Colonials, contemporaries and postmoderns, says Kym Griebel of Coach Realtors.

With about 575 houses in the community and only seven of them now on the market, real estate movement is limited. Lewisy says residents tend to hold onto their homes and pass them onto their children.

Asharoken Avenue has a history of flooding during severe nor'easters, which prevents passage to or from Eatons Neck. The Village of Asharoken has contacted the U.S. Army Corps of Engineers to address the seawall issue.

Sales prices. From April 1, 2011, to May 7, 2012, there were four sales with a median sales price of $547,500, according to Multiple Listing Services of Long Island data. The low sales price was $470,000 and the high was $950,000. From March 1, 2010, to March 31, 2011, there were four sales. The median price was $447,500, with a low of $400,000 and a high of $685,000.

Attractions. Price's Bend Beach and Valley Grove Beach (both private to property owners association members only); Hobart Beach, a Town of Huntington beach.
