LI developments with lots of extras

Residential developments on Long Island have been in sleeper mode because of the weak economy. But pumped up advertising and marketing, a reduction in asking prices and a perkier housing market have transformed some communities from barely lukewarm to smokin'.
In the meantime, some communities have turned up the heat on their advertising and promotions as a way to attract buyers who may need the extra push. And some of these developments have dramatically reduced prices - providing perhaps the biggest motivation for buyers.
"With more targeted advertising, a drop in price and improved economy, we're now seeing 40 to 60 visitors a week and a lot of sales activity," says Annette Mina, associate broker at Prudential Douglas Elliman Real Estate in East Islip and listing agent at Oak Creek Commons, a condo community for those 55 and older in Oakdale. "We've seen six new units in contract in just the past few weeks, with other units closing."
The same is true at Mariner's Walk in Oyster Bay, a development of 28 attached town houses. Only five units are left, and there have been nine sales so far this year, says co-listing agent Barry Paley, licensed sales associate with Century 21 Laffey Associates Fine Homes & Estates in Brookville.
