If you want to buy in Huntington Bay

Touted for its coastline and rolling wooded terrain, the North Shore village of Huntington Bay is often described as having a New England feel. "As you drive along the water, you feel like you are on vacation somewhere, like the Cape," says resident Maria Boccard of Daniel Gale Sotheby's International Realty. "It's picturesque like Vermont," adds Mayor Herbert Morrow.
Meandering country lanes throughout the residential community, where zoning districts include quarter-, half- and 1-acre parcels, are dotted by about 550 homes of various styles, sizes and ages.
"Every home is unique," Boccard says, noting there are several beach communities where residents have deeded beach rights. Among them are Bay Crest, Bay Hills, Nathan Hale and Wincoma. Though many homes are priced north of $1 million, buyers may be able to find a house in Bay Hills in the $600,000s, Boccard says. The village, incidentally, is in the second year of a five-year financial plan with no tax increases.
While residents appreciate the village's peaceful ambience, they are minutes from vibrant downtown Huntington, where there's a bevy of restaurants, shops, entertainment venues and churches. "I think the people here have the best of both worlds," Morrow says.
Another asset, Morrow adds, is the village's full-time police department, noting officers get to know residents as well as add an extra level of safety.
SALES PRICES: From Oct. 1, 2013, to Oct. 31, 2014, there were 29 sales with a median sales price of $1.1 million, according to Multiple Listing Service of Long Island data. The low was $440,000, and the high was $3,952,500. From 2012 to 2013, during the same time period, there were 19 sales. The median price was $1.2 million with a low of $450,000 and a high of $1.96 million.
ATTRACTIONS: Town of Huntington's Crescent Beach; boating; beach community events, such as parades and lobster bakes; private clubs include Huntington Yacht Club and Head of the Bay Club.
