Nick Planamento of Town & Country Real Estate is a lucky man. When he was awarded the listing of a Mattituck home that had been with a competing agency but recently lapsed, he says he knew he needed an innovative idea to re-launch the home into the real estate market.

At 11:20 this morning, he took his first boatful of agents to the home. Yes -- boatful.

Wanting to emphasize the deep-water dock asset, he decided to bring curious agents to the home by way of Mattituck Inlet. This is where his good luck comes into play: Today’s weather could not have been nicer for the event. And he kept the home location and identity a mystery to build curiosity.

Here’s a picture of the 2,500 square-foot, waterfront home. It has three bedrooms, 2.5 baths, a heated perpetual-motion pool, central air conditioning and landscaped cascading gardens. The house is 50 feet above sea level (which Planamento says eliminates the need for flood insurance) and has a formal dining room, a living room, a library office and an exercise facility.

An open house (accessible by land this time) is from 2 to 4 p.m. Saturday at 1475 Meday Ave. in Mattituck. The list price is $1,195,000, and taxes are $9,844.
