Each month, the Multiple Listing Service of Long Island runs the median closing prices for all the home sales over the past 12 months, and reports show the medians are down in both counties.

From November last year to last month, Nassau's median price was $401,471, down 2 percent from $409,729 a year earlier, the trade group said. The county saw 8,795 closings in those 12 months, down 10 percent from the 9,757 a year earlier.

For the same period in Suffolk, the median closing price was $310,500, down 4.3 percent from $324,438. Suffolk had 9,402 closings, down 12 percent from the 10,702 a year earlier.
