THE SCOOP An amalgam of thriving commercial areas and quiet neighborhoods, the Village of Lake Grove is home to Smith Haven Mall, as well as several popular retailers, including Whole Foods, Trader Joe's and DSW. John Harvard's Brew House is also a popular destination.

Needless to say, thoroughfares such as Middle Country Road and Route 347 can be busy at times. However, these heavily traveled roads give way to tranquil residential areas.

Neighborhoods and subdivisions include Crestwood Forest, Lake Grove Estates, Country Pointe, The Pines, Brittany Hills and Country Woods. Several parks dot the landscape. There are about eight spot-built homes going up in the village, too, says Chris Capitelli of Exit Realty Achieve. Many of the homes here have the potential to accommodate an extended family, says Antonia Flaherty of Signature Homes of New York. Flaherty notes the area is convenient for those who work at Stony Brook University and Stony Brook University Hospital.

Though Colonials and ranches dominate the housing stock, other styles, including newer Postmoderns and split-levels, can be found.

The village is served by three school districts and three fire districts.

SALES PRICE Year over year, the numbers are up, according to Multiple Listing Service of Long Island data. From June 1, 2012, to Aug. 10, 2013, there were 80 sales with a median sales price of $340,000. The low price was $75,000 and the high was $823,000. From June 1, 2011, to Aug. 10, 2012, there were 79 sales. The median price was $314,000 with a low of $108,000 and a high of $740,000.
