WALLS OF SOUND. For a musician, this 7.6-acre waterfront Greenport property, on the market for $2.597 million, offers the best of both worlds. Not only is the bucolic setting inspiring for a composer, but there’s an actual recording studio on the grounds.

The owners, who are local musicians, are leaving the sound equipment behind, says listing agent Kimberly Crail of Keller Williams Realty, Homes & Estates in Hauppauge. The Yamaha G9 grand piano is staying as well, Crail adds, noting it’s the same kind Long Island rocker Billy Joel plays.

The studio -- a 1,000-square-foot log cabin built around 2005 -- has a covered front porch overlooking the property and a meditation pond. The nine-room main house -- also a log cabin, with a wraparound porch -- has a two-bedroom, one-bathroom guest wing with a separate entrance. It’s often used by recording studio clients, Crail says.

The property is actually two parcels -- almost four acres each. The house and recording studio are on one parcel. It’s bordered by a nature preserve on two sides and also has docking rights -- with a fixed and floating dock on Gull Pond inlet, which has deep water. A VIEW AND A DANCE. Views of the Long Island Sound are the primary focus at a postmodern stucco house in Fort Salonga, listed for $2.65 million. Built in 1982, the home has 11 rooms with unobstructed water views provided by walls of windows.

“The house has got an incredible style of architecture, unusual for the area,” says listing agent Laura Zambratto of Daniel Gale Sotheby’s International Realty. The great room on the main level features a high sloped ceiling and two fireplaces, one at each end, creating two distinct living spaces. It opens out to a deck that runs the length of the house and continues down to the heated in-ground pool. There is another deck off the master bedroom on the second level.

The homeowners, who are competitive ballroom dancers, added a dance studio to the lower level. Other features include seven bedrooms, five full and two half baths, a home office, an attached three-car garage, beach rights and community tennis courts.
