This traditional house on 1.75 acres in Southold, listed for $3.995 million, is situated on a bluff about halfway between Cedar Beach and Paradise Point with a seven-mile panoramic view that includes North Haven and Shelter Island, says owner Steven Kolyer.

Kolyer, a corporate attorney who lives with his family primarily in Manhasset, bought the six-bedroom, five-bathroom house with a large center hall six years ago. It has a full basement.

Since then, upgrades have included a new bulkhead, rebuilt steps to the beach, a new roof and refurbished hardwood floors, as well as landscaping improvements.

Kolyer, who owns an adjacent property with a cottage on it and has spent summers in Southold since childhood, is negotiating the sale himself.

“It’s a wonderful area for a family. It’s about as rustic and rural a feel as you can get on Long Island, for sure,” Kolyer says, adding, “You’ve got the combination of the water, boating and woodsy” elements, with a preserve across the street.
