Seaford properties offer variety, friendly atmosphere

Bordering South Oyster Bay, Seaford was one of the South Shore communities hit by superstorm Sandy. South Seaford is rebuilding, says Barbara McDermott of RE/MAX Innovations, noting razed houses are being replaced by newly constructed homes that meet FEMA standards.
Some houses close to the water were spared, including those in Crescent Cove, a gated community near Seamans Neck Park, McDermott adds. Ocean's Cove, a new development that will comprise 11 energy-efficient Colonials when complete, also dodged the damage. Two houses built there before the storm were unaffected by Sandy, says Maria Goldberg of Douglas Elliman Real Estate, who, with Doreen Teta, is marketing the development. The properties are priced in the mid-$800,000 range.
Buyers can find houses in a variety of styles and price ranges. Homes in pristine condition, north of Sunrise Highway, are selling for the asking price or more, McDermott says.
Much of Seaford's popularity revolves around its friendly atmosphere as well as amenities that include two big parks, a nature preserve and proximity to Jones Beach. There are shops, services and eateries along Merrick Road, Jerusalem Avenue, Hicksville Road and Sunrise Highway.
Since the storm, the White Whale Restaurant on Bayview Street has reopened, and Catfish Max is rebuilding.
SALES PRICES. From Jan. 1 to Dec. 31, 2013, there were 152 sales with a median price of $377,013, according to Multiple Listing Service of Long Island data. The low price was $104,000, and the high was $965,000. From Jan. 1 to Dec. 31, 2012, there were 120 sales. The median price was $382,500, with a low of $195,000 and a high of $825,000.
ATTRACTIONS. Town-operated Seamans Neck Park offers athletic fields, sports courts and a fishing pier; Nassau County-run Cedar Creek Park has fields and courts, a roller rink, dog run and sledding hills; Tackapausha Museum and Preserve is on Washington Avenue.
