Proximity to New York City and the Herricks school district are among the top selling features in Searingtown.

"It's very well located for commuters," says Geeta Shukla, a resident and agent at Keller Williams Realty Gold Coast, noting a smooth ride into Manhattan takes about 30 minutes.

"The location is very convenient," agrees Gloria Dallal, a resident and agent of RE/MAX Town & Country, noting that nearby are hospitals, the Long Island Expressway (off Searingtown Road) and high-end shops at the Americana Manhasset on Northern Boulevard, as well as Waldbaum's, restaurants and services along Willis Avenue.

Best of all, "you don't feel like you're in the thick of it," says Carolyn Gelb of Douglas Elliman Real Estate, who describes Searingtown as a "beautiful enclave."

Ethnically diverse, this residential community offers a mix of housing styles, including Colonials, ranches, split-ranches and high-ranches. Some older houses have been replaced by supersized homes, says Gelb.

Prices typically range from the mid- $600,000s (often for a starter home in need of updating) to more than $1 million, Gelb says, noting that business has been brisk. At press time, there weren't any starters listed on the Multiple Listing Service website.

Since Searingtown lacks a post office, it shares ZIP codes with Albertson and Roslyn.
