2-bedroom condo in St. James 55+ community asks $440,000
A two-bedroom, two-bathroom condominium in a 55-and-over community with parklike grounds in St. James is on the market for $440,000, lowered from its earlier asking price of $455,000.
The unit is on Gotham Court in the gated Fairfield at St. James development, which was built in 1978. It has about 1,200 square feet of living space.
Residents have access to amenities in the development that include three in-ground pools, a clubhouse with a kitchen, billiards, a gym, library, sauna/spa, and tennis, boccie, shuffleboard and pickleball courts.
“It’s one of the better locations in a court," said Christine Stevens of Coach Realtors of Smithtown, who has the listing. "It has ample parking for guests right nearby, in addition to the driveway and garage.”
The condo has vaulted ceilings, a formal dining room, eat-in-kitchen, pantry, many closets, an attic with pull-down stairs, laundry hookup, a patio in front and deck out back. There is central air conditioning and new windows.
The grounds have plenty of nature and wildlife, including deer, fox and rabbits, Stevens said. There are park benches, a gazebo and walking paths that encompass the entire community and surround a lake with a fountain. “It’s a quaint little town,” Stevens said.
The owners bought the unit less than 10 years ago, she said.
Zoned for the Smithtown Central School District, the condo has annual property taxes of $4,429 and monthly common charges of $285.
