Katy Anastasio, owner of a real estate agency that bears her name, agrees: "Oh, it's a hot place," she says, adding that the school district is a big draw. Last year, U.S. News & World Report ranked Commack High School as one of the Best 100 schools in the United States, according to the district's website.

Though the community lacks a downtown, residents have access to "all kinds of shopping and restaurants, proximity to parkways and the Y , which has day care and activities for all age groups," Tranes says. Jericho Turnpike and Veterans Memorial Highway are the main thoroughfares.

Straddling the towns of Huntington and Smithtown, Commack's housing stock is dominated by Colonials, split-levels and high-ranches, though other styles can be found. Prices run the gamut from the low $300,000s to more than $1 million, Tranes says.

A new subdivision -- Manorwood Estates, with 19 homes in two cul-de-sacs -- has one house and one lot left, says Anastasio, who is marketing the homes.

Buyers also can find condos and town homes, including those at The Hamlet, a gated community.
