An undeveloped, residential-zoned waterfront site in Sea Cliff is the last of its kind in the village, says Marilyn Jenney, listing agent with Vivian Parisi of Daniel Gale Sotheby’s International Real Estate.

“Some larger [waterfront] parcels could subdivide, but, at the moment, this is the only undeveloped waterfront," says Drew Lawrence, superintendent of buildings.

It is on the market for $999,000.

The lot, measuring 114 by 145 feet, is wooded and narrow with about a 45-degree incline coming up from a private beach to the top of the cliff.

Jenney concedes that building on a cliff will have its challenges. Retaining walls will have to be built. But there are views overlooking Hempstead Bay, and having a house built on a cliff offers a safety net from flooding. “It’s the best of both worlds,” she says.
