Why are these LI communities beating the bust?

Port Jefferson, East Islip, East Rockaway, Holbrook, New Hyde Park and the University Gardens section of Great Neck have either seen an increase in the median price, an increase in sales or both, according to an analysis of  year-over-year third quarter sales data from the Multiple Listing Service of Long Island.
