Why it’s for sale: Joan, 70, and her husband Tony, 72 are retiring from the garment manufacturing industry and relocating to New Hampshire to be closer to family.

“We’re on the water with our own boat slip and our own marina. We moved here for that and got more than we ever imagined. Our entryway looks right into the great room, which we turned into a living room and dining room and then through the sliding glass doors and windows onto the deck that overlooks the bay and marina. The layout is comfortable for entertaining.
"We updated the kitchen with new cabinetry, granite counters and a tile backsplash. The kitchen and dining room have water views. We have a two-sided fireplace. It’s marble on the living room side and a wall of granite on the kitchen side. There’s a built-in granite buffet between the kitchen and dining room.
"One bedroom with a private bath is on the main level. The larger master bedroom is on the second floor and has a large marble spa bathroom with a sauna and a two-person Jacuzzi. The bedroom deck overlooks the water and marina.
"We have a two-car garage. The community has a saltwater pool and a clay tennis court. There are only 36 homes in this gated community. We’re at a 14-foot elevation, and had no damage from Sandy. The marina had some damage, which insurance covered, and we had no assessments.”
