Why it's for sale: Harvey, 73, and Carole, 73, who own a chiropractic equipment and supply business, say they plan to move to a warmer climate.

The Schoenbergs have owned their 2,400-square-foot condo since 1989, but it shows like a new unit because the homeowner is seemingly obsessed with upgrading. Harvey says:

"We love everything about the home. I love excess, and I have redone everything -- the kitchen, the bathrooms, the new radiant heat marble floors, the deck and lots of built-ins. . . . The kitchen has a Wolf grill top. ... There's a Miele warming drawer for plates and cups. And we have a double wall oven. The cabinetry is custom and solid cherry. We have unbelievable cabinet and drawer space. . . .

"There are about 150 high hats with dimmers throughout the house. ... We have a 120-gallon hot water heater plus an America spa tub in the master bathroom. . . . We spend a lot of time in the eat-in kitchen. . . There's a TV there.

"We have an 8-by-10-foot custom California Closet in the master bedroom. . . . The master bedroom is 15 by 20 feet. In the hallway on the second floor, I installed a wall of custom cherrywood California Closets. . . . What we have that's really outstanding is a solid custom cherry entertainment unit in the loft on the second floor.

"We took down a wall between the living room and kitchen and made it into a great room, the open concept, with virtually unobstructed views of the living room and kitchen . . .

"We redid the deck off the kitchen. . . The upper deck off the bedroom I expanded to 20 feet long. The landscaping here is almost like being in a private park. We have a marina, and boat slips are available. It looks out to the Great South Bay, and you can see the Fire Island Lighthouse."
