Why it’s for sale: Oliver, 60, a retired attorney, and Carolyn, 60, a registered nurse, say their son has gone off to college and they’re looking to downsize.
The Halls have owned this home since 1997 and took advantage of the nearby water-based activities. Oliver shares:
“We’re south of Montauk Highway and one block from the water. The salubrious bay breezes obviate the necessity for air-conditioning. We didn’t use any air-conditioning last year and only two nights the previous year. We put on a new roof a year ago and have slowly reinsulated the whole home.
"We have two bedrooms and a third room that could be converted to one. The master bedroom is large with a skylight and two closets. There’s a coal stove in the living room (it can also burn wood). We heated the whole house with coal when we first moved in. Now it’s too labor intensive, and we use it only on cold nights, for effect.
"The real advantage of living here, if raising a family, is that you can raise kids on the water doing sailing, fishing and swimming as opposed to going to the mall and playing video games. Two blocks away is a public golf course, and there are two county parks on the water at the end of the block. We can walk to two popular clam bars. This is commuting distance from the city, with free and ample parking at the train station.”
