Housing coming to Woodbury, that 'small town with big-city features'

Whether going to Manhattan or the Hamptons, Woodbury offers convenient access to both, says 35-year resident Fran Mazer of Signature Premier Properties.
Along with the central location of the hamlet, which is situated on the Nassau-Suffolk border, Woodbury offers generously sized properties, upscale shopping, and the desirable Syosset school district, which was named 23rd best in the country in the Niche 2019 Best School District ranking.
Those benefits will soon be taken advantage of by new residents coming to the Woodbury area.
The sale and November closing of the Woodbury Country Club could lead to multifamily development on the 16.8-acre property. Newsday reported that the site received zoning approval in 2008 for the development of what the owners hoped would amount to 80 housing units, and the permit has been renewed each year since.
Benchmark Senior Living at Orchard Estate of Woodbury, an 89-unit assisted living facility for seniors, will be built on a 3.8-acre property on Woodbury Road.
Kensington Estate, a gated 55-and-over luxury community with 80 townhomes, is expected to be completed by 2020 on an 18.6-acre site along Woodbury’s eastern border on Jericho Turnpike.

“I see it as a positive,” Tricia Shannon of Douglas Elliman Real Estate, who is on the board of directors for the Syosset-Woodbury Chamber of Commerce, says of the developments. “It brings more people to shop in the stores and restaurants.”
Shannon describes Woodbury as countrified with hills and trees, but close to the train and city for a tolerable commute.
The area features a wide variety of home styles, with ranches and split-levels that can start in the $600,000s to newly constructed homes that command more than $2 million, Mazer says.

The area is home to Woodbury Common, offering high-end stores and eateries; Syosset-Woodbury Community Park, which has a pool, athletic fields and courts, and an outdoor ice skating rink; the Town of Oyster Bay Golf Course, a 121-acre public course; and hiking and biking trails that are part of the Nassau-Suffolk Greenbelt.
“It’s a small town with big-city features,” says 22-year resident Belinda Wiseman of Berkshire Hathaway Laffey International Realty. “The homes and properties are larger, but you still maintain a homey feeling.”

From Dec. 1, 2017 to Dec. 31, 2018, there were 64 home sales with a median sale price of $1.145 million, according to the Multiple Listing Service of Long Island. The low price for that period was $435,000 and the high was $2.6 million. During that time period a year earlier there were 68 homes sold at a median price of $977,500. The range was $400,000 to $2.315 million.
