Listed for $1.099 million, this three-bedroom, 2-1/2-bathroom Oak Beach residence has been renovated to serve as an extension of one woman’s appreciation and respect for our planet. “I wanted to create a way to live that was less of an impact — to be able to leave this behind so I could say I did something for the Earth and my community,” says seller Jill Lefkowitz.

She discovered the beach house, and it “spoke to me,” she says. Flooring and wooden windows were just some of the indications that the home had stayed true to its more than 60-year-old roots.

Working with a team that included architects and builders, she set out to restore it by keeping the spirit of the original structure intact while creating as energy-efficient a house as possible. It’s now a zero carbon home, she says, explaining that it produces more energy than it uses.

The passive design — which means more windows on the southern and eastern exposures — aims to maximize heat in winter and minimize heat in summer. Installation of low-flow faucets and plumbing, insulation and a protective overhang were some other energy modifications.

The home is being listed by Marianne Conte and Lisa Newman of Eric G. Ramsay Jr. Associates.
