The asking price for a modern glass-and-steel home atop a 75-foot bluff overlooking the Montauk shoreline was recently reduced to $19.5 million. It had been listed for $25 million.

The house and adjacent guesthouse, built in 2006, were designed by renowned architect James Biber of Biber Architects, whose designs include the Harley-Davidson Museum in Milwaukee and the Button and Needle kiosk in Manhattan's fashion district.

The compound is on a 4-acre parcel with a private path leading down to 300 feet of oceanfront beach, according to the listing with Paul Brennan and Ronald White of Prudential Douglas Elliman Real Estate. The 5,000-square-foot main house -- with two bedrooms, five baths and open gourmet kitchen -- has a step-down living room, where all the glass walls slide open onto the patio. The second level features a rooftop deck off the master bedroom's lounge.

There's also a home theater with 22 speakers of surround sound. Outside features are a heated gunite infinity edge pool, Jacuzzi and outdoor shower.

The one-story, elevated 2,400-square-foot guesthouse has two bedrooms, one bath, an eat-in kitchen, lounge and a deck running along three sides of the house. -- VIRGINIA DUNLEAVY


KINGS POINT SALE

Valentine's Day was closing day for real estate developer, art collector and Broadway producer Elie Hirschfeld, who sold his 11 / 2-acre Kings Point estate for $5.5 million, publicist Ronn Torossian says.

Hirschfeld purchased the 1929 French Tudor in 2008 for $4 million and had it gutted. He hired Stephen F. Byrns of BKSK Architects in Manhattan to renovate the house.

A sample of the end result includes old wood half timbers on the exterior and a roof constructed with old slate shingles. The windows are made from quartersawn oak. A triple-height rear-facing window wall is constructed with lead caning as seen in churches, while the window is made of Schott Goetheglas, which has an irregular surface.

Meanwhile, the nine-bedroom home boasts 21st century amenities such as state-of-the-art smart technology. Other features include four fireplaces and two kitchens. The bathrooms -- nine full and two half -- are marble and ceramic with historic designs.

As for the manicured property -- it is landscaped with a heated pool, tennis and basketball courts and a three-car garage.

Hirschfeld declined to comment on the cost of the renovation. -- LISA DOLL BRUNO
