Eatons Neck house for sale minutes from beaches is 'rare' new construction for area

In the Lake Michigan harbor town of Kenosha, Wisconsin, where trolleys still run along the shoreline, yard work becomes a social call. If Guido Visconti were in his garage working on a lawnmower, he said, the sight would draw a crowd.
"Pretty soon I'd have three neighbors in my yard, and someone would be grilling on my grill, and someone would go get beer and bring it over in a cooler," said Visconti, who moved to Long Island with his wife, Melissa, in 2022. "That's what Eaton's Neck is like."
While shopping for homes in New York, Guido and Melissa recognized the familiar feeling in the hamlet connected to Northport by Asharoken. There, the Viscontis purchased a four-bedroom, 2½-bathroom home, listed for $999,990, as they prepare to move back to Wisconsin for a comparable lifestyle at a slower pace. An offer is pending.
"Eaton's Neck is literally, like the most inviting, familial, cordial, protective part of Long Island that we've ever seen," said Guido, an executive who leads corporate aviation and global travel functions. "Not only was it beautiful, not only was it just absolutely verdant, but the people were so, so welcoming, we felt like we had come home again."

Built in 2022, according to Visconti, the two-level house with an unfinished basement has light wood floors and freshly painted walls in colors listing agent Kate Works described as "earthy, moody tones." There are energy-efficient Silver Line windows, gas cooking and first-floor laundry, according to the listing.
"It's definitely a rare opportunity to own new construction on Eaton's Neck for under $1 million," said Works, an agent for Compass. "Most of the houses are either from the '50s or the '60s, or sometimes even earlier, or they're much more expensive for new construction."
The ¼-acre Abbington Place property falls within the Northport-East Northport Union Free School District. Taxes on the parcel total $16,000.

The home's amenities also include an eat-in kitchen, a primary suite with a walk-in closet and an attached one-car garage, the listing says.
The Viscontis are the first and only residents of the home, which is a three-minute drive from Hobart Beach. The homeowners have the option to join the Property Owners of Eaton's Neck Beach Association for access to the private Price's Bend and Valley Grove beaches at an annual cost of roughly $350, Works said.

Guido described his discovery of Eaton's Neck as a drive through the hills and woods, on roads lined with horses and a Coast Guard station.
"No one accidentally winds up in Eaton's Neck," he said. "It is absolutely bucolic, there's pine trees, it was so green. It was greener than it was in Wisconsin."
Living in Eaton's Neck has, for Guido, broken the stereotypes leveled against Long Islanders and New Yorkers, he said. What sold him and Melissa, he said, was that the neighbors approached them.
"That was the most unique thing because, everywhere else went — Oyster Bay, Syosset, Cold Spring Harbor — we felt like strangers," he said.
