Even mid-season, it is possible to find a summer rental on Long Island's East End or on Fire Island, local agents said.

"People look for rentals at any time of the year, you know, late, early," said Douglas Elliman Real Estate agent Joe Van Asco. "And people's plans change."

Van Asco is listing two new options this week, he said — a mid-season reality that can be the result of homeowners deciding to take vacations or making progress on construction projects started earlier in the year.

"Inventory comes on the market all throughout the year for those reasons," he said.

It is "never easy" to find the right rental, Van Asco said. Though there may be available listings, most renters are particular about their own expectations and requirements.

"These people are pretty specific," he said. "And what you have and your family's needs are often specific, too."

In helping families find rentals, Van Asco said the specifics are important.

"Each house is its own very interesting little business, with different availability and criteria," he said. "Same thing for families."

Newsday spoke with agents about three summer rentals still available as of mid-June.

Southampton

An eight-bedroom, 10-bathroom residence on Southampton's Barnhart Street is "meticulously maintained," said listing agent Susan Hovdesven, of Douglas Elliman Real Estate.

There are six fireplaces — which likely would not be used by a summer renter, Hovdesven conceded — and a full basement in the house. On the property, there is a tennis court and heated pool.

The property is available for three rental periods at different rates. For only July, to rent the home would cost $400,000. For August to Labor Day, the price jumps to $500,000. For July to Labor Day, that figure climbs to $800,000, Hovdesven said.

"I think the reason why this house is still available is that, over the years, the high-end rental market has expanded as far as inventory," said Hovdesven, who is in her 25th year at Douglas Elliman.

There have not always been so many options for high-end homes, she said.

"Now, because I think of all the building, we have an abundance of high-end, beautiful homes," Hovdesven said. "There's just not the demand; there's just not that many people that are going to spend that kind of money on a rental."

Fire Island

A five-bedroom, three-bathroom house on Navy Walk on Fire Island was initially listed for $40,000 for the month of July.

"Originally, we were trying to rent it for the whole month," said listing agent Nathaniel Larson, of Daniel Gale Sotheby's International Realty. "We are still trying to get $20,000 for the first two weeks."

The house has a roof deck and water views, and sits in between Fair Harbor and Saltaire, Larson said.

"I think really just what draws a lot of people to Fire Island is just the fact that we are a carless community," Larson said. "You see a lot of people walking, riding bikes."

Larson described the area as "a very friendly community." 

Amagansett

A shingled four-bedroom, 4½-bathroom house on Amagansett's Cranberry Lane is available for a two-week rental at any time during the summer for $50,000, said listing agent Van Asco.

"Amagansett is really sought after," Van Asco said.

He described the home as "quiet" and "beautiful," but also very close to the village and area beaches.

Furniture throughout the home includes a 10-seat dining table, the listing says. The text also describes a chef's kitchen with two ovens, two dishwashers and two sinks.

The listing notes that several bicycles would be available to renters.
