THE SCOOP Mayor Paul Pereira said one good reason people like to buy their homes in Mineola is the old adage — location, location, location.

Specifically, the proximity to the Long Island Rail Road "is a big one," he said. "Especially after the addition of the East Side Access [to Grand Central Station]."

While Mineola is still a mostly suburban community with single-family homes, the area along Second Avenue in recent years has seen more than 1,000 luxury rental units built, with more on the way. Some of the more elegant ones, such as One Third Avenue, which is one block from the train station and boasts amenities such as indoor pool, doorman and rooftop lounge, with prices start at $3,600 for a one-bedroom, according to its website.

Morgan Parc, also on Second Street, includes a gym, pool and playroom, as well as lounge. Rents, according to their website, start at $4,195 for a one-bedroom.

The village has upped its fun game, with more park events, such as the summer concert series at Memorial Park. This summer, the village held a "Sounds on Second," during which Second Avenue was closed off, store owners stayed open later and restaurants set up tables for outdoor dining.

Those who live in the village have perks like a residents-only pool and two parks — Memorial Park and Wilson Park. National chain restaurants, such as The Cook's Table, are coming to Second Avenue as well.

The village has lower taxes than surrounding communities, Pereira said, because of its strong commercial tax base.

For lifelong resident, former art teacher and current real estate agent Michael Fink, the village's greatest benefit is the cultural mix of its residents, which he said makes for a more friendly and understanding population.

"The mix means everyone works together," he said. "It's one of the first things I noticed about the place. There is a huge connection."

It is also the place where children he taught in Mineola are now coming back to him to buy a home in their old neighborhood — "I am selling a home now to a former student."

Depending on where they live in the village, students attend one of three school districts: East Williston, Mineola, or Carle Place. Being close to Winthrop Hospital, a big employer in the area, is also a bonus.

SALE PRICES Between Oct. 1, 2024, and Sept. 30, 2025, there were 144 home sales with a median sale price of $705,000, according to OneKey MLS. During that period a year earlier, there were 167 home sales with a median sale price of $660,000.

CONDOS AND CO-OPS There are seven co-ops, priced between $225,000 and $480,000, on the market.
