Point Lookout: Quaint, quiet beach town gaining traction beyond summer

THE SCOOP A quaint, beachy community with suburban vibes and world famous waves, Point Lookout extends its appeal beyond the summer months.

"It's growing and becoming more and more of a year-round community," said Paul Gomez, Jr., a third generation resident and agent with Point Realty.

Known mostly for bars and restaurants, main drag Lido Boulevard also has a few retail shops.

"The main boulevard in the summer is becoming a happening place, but it still keeps a quiet, secluded vibe in the summer as well," Gomez said. "It doesn't get overcrowded and crazy."

Minutes from Jones Beach and under an hour from Manhattan, the community juts out at the end of the Long Beach Barrier Island. For Town of Hempstead Councilman Chris Schneider, Point Lookout stands out for its natural beauty.

"Nothing beats the sunrise and sunset when you come off the Loop Parkway Bridge," Schneider said. "That will never ever get old."

"You're 270 degrees surrounded by water," Gomez said, calling Point Lookout one of a kind.

"Balaram Stack grew up there: He's surfer of the year," Gomez said, referring to one of the world's top free surfers. "And you're right next to the Jones Beach Theatre. You can go 10, 15 minutes to see some of the biggest acts in the world."

The town recently made improvements to Civic Beach and Point Lookout Town Park, the site of concerts and other community events.

"The civic association in the community is very tight knit," Schneider said. "They really care about the community and it gives it that small town feel."

He added, "It's a quaint beach town, but it's got the convenience of a Long Island suburb."

After the dredging of Reynolds Channel in the early 1900s, the eastern end of the island was occupied by a collection of shacks on wood pilings. Known as "Nassau-by-the-Sea," and accessible by ferry from Freeport, the community burnt down just before World War I. Before long, small summer bungalows appeared, and the area was dubbed "Point Lookout" for its location at the end of a peninsula.

Completed in 1934, the Loop Parkway granted greater access to Point Lookout, which did not become a year-round community until the 1950s, when bungalows were expanded and renovated into permanent homes, leading to the development of a tidy business district, paved streets and a post office.

The hamlet attracted the likes of actress Marlene Dietrich and bodybuilder Charles Atlas, who had unpretentious summer homes there.

SALE PRICES Between June 23, 2025, and June 22, 2026, there were seven home sales with a median sale price of $1.65 million, according to OneKey MLS. During the same period a year earlier, there were 19 home sales with a median sale price of $1.275 million.
