A Shelter Island Heights home with classical charms reminiscent of its dreamy summer roots, coupled with modern, practical amenities, is on the market for $1.5 million.

Just a block from the Greenport ferry, the home is on Spring Garden Avenue and dates to the late 1800s. It is listed on both the New York State and National Registers of Historic Places. The original design and several features have remained intact, said listing agent Mackenzie Needham, of Daniel Gale Sotheby's International Realty.

"One of my favorite features is the second-story sleeping porch," Needham said. Three of the five bedrooms open up to the covered, wraparound veranda.

More than 100 years ago, the area now known as Shelter Island Heights was purchased by developers, who turned it into a summer resort destination. Details like the sleeping porch reflect that era: "It really captures the elegance and lifestyle of the historic Shelter Island summers," Needham said.

The house also features three bathrooms, and totals 2,845 square feet. Other original details include oak doors, working windows and plaster walls, the agent said.

The roof was updated 20 years ago, and the basement, with a radiant heat slab, was excavated around the same time. One of the upstairs bathrooms was renovated in 2010, Needham added.

"The home balances historic authenticity with its meaningful structural improvements," Needham said.

The taxes are $7,153, and there is an annual fee of $6,466 to the Shelter Island Heights Property Owners Corporation, which includes access to tennis courts and the beach club, Needham said. The property is in the Shelter Island Union Free School District.

According to the listing, potential buyers should look into the New York State Historic Homeownership Rehabilitation Tax Credit, for which the home might qualify. According to the state website, this program "offers a state income tax credit equal to 20% of Qualified Rehabilitation Expenses associated with repair, maintenance and upgrades to historic homes."
