Denise Beckman of HomeSmart Dynamic Realty has been working in real estate and the mortgage industry for decades. But her Selden listing is new territory. 

"This is the smallest house I’ve ever sold," she said. "It’s my first zero-bedroom home."

The Zillow listing for this cottage reads "0 beds, 1 bath, 446 square feet." The tiny house has created a big buzz: It’s on the market for $329,000, with annual property taxes of $3,747.

This home totals 446 square feet, categorizing it as a "tiny home" (or, a house that span 500 square feet or less). Potential buyers have been coming in and out since it hit the market last week.

"Some people come in and say, ‘Oh this is too small; it needs too much work,’" said Beckman. "And that’s normal. But I did get about 50% of people saying, ‘This is great! It’s just for me, and I’m one person. It’s so easy to maintain.’"

The price point is a standout in Suffolk County — according to OneKey MLS data, the median home sale price rose to $700,000 in January (a 4.5% increase from the same month last year).

"It’s a great investor house, because it’s smaller," Beckman said. The seller had tenants in the home before moving into it himself, she added.

Some potential first-time homebuyers have stopped by for a (short) home tour: "They love it, especially younger people, because it’s easy to maintain," she said.

On the other hand, "the feedback I’m getting from downsizers is that it’s just too small; they have too much stuff or they have big furniture," Beckman added.

The house contains a full bathroom on the main floor, with potential to add a half bathroom in the basement, said Beckman.

"The bathroom was originally in that basement," she said. "It was taken out completely and used as a closet space, but because the pipes are in the walls and it’s right below the kitchen, it is possible to convert it back."

On the main floor, the house has four rooms that lead straight back into the yard. The vaulted ceilings in the front room are between 7 ½ to 8 feet tall, while the basement ceilings are about 6 ½ feet, said Beckman.

The room currently set up with the small dining table and chairs, per the listing photos, can be turned into a bedroom, Beckman said. She also suggested that the new owner could set up a bedroom in the full basement.

"The basement isn't fully underground," Beckman said. "If you convert one of the windows to an egress window, you could set up a nice closet, put a bed down there and make it your own sleeping quarters."

The house sits on a 0.12-acre lot, on Wyona Avenue. The property is in the Middle Country Central School District. The backyard is "mostly patio" and contains a 10-by-12-foot shed for extra storage, the agent said.

Douglas Elliman Real Estate agent Constance Porto sold a tiny home in Hampton Bays in 2024. The list price was $549,000, and it closed for $540,000. The home was just under 500 square feet. An Apartments.com listing shows the house is now available to rent for $12,000 per month.

The sale closed within "a month or two," Porto said. It's "very easy to sell" homes of this size in the Hamptons for those who want to break into the area without breaking the bank, she added.

"It's a good investment for people who want to have a summer place, but when they're not using it, they can rent out," Porto said.

Despite a modest square footage, there are plenty of possibilities, and Beckman always gives prospective buyers her vision for what the space could become. 

"There’s a buyer for every house," she said.
