THE SCOOP The birthplace of award-winning actors and a famous iced tea brand, the bustling, diverse community of Valley Stream packs a punch into just 3½ square miles. And yes, there really is a Valley Stream in Valley Stream.

The 4-mile brook flows south from Franklin Square to enter the village and swells to become Valley Stream Pond, the centerpiece of a large park. It then goes underground before reemerging in Village Green Park and continuing to Edward W. Cahill Memorial Park and Mill Brook Park.

And these are not even all in the parks in this Town of Hempstead village of more than 40,000 people at the Queens border.

Such a multitude of green spaces well serves the kid-friendly community with three elementary schools, a junior high school and a high school, and where there are year-round children's activities as well as a village-run summer day camp.

"There are a tremendous amount of activities for children, most of them sponsored by the village," said Valley Stream's historian, Carol McKenna, 79, a retired paralegal who moved here in 1984 with her late husband and raised their son. "There's Arlington Park, which has a [multiuse sports] field," as does Firemen's Memorial Field. "And there's a pool complex in [Arthur J.] Hendrickson Park" — along with recently repaved and refurbished tennis courts, basketball courts, six new dedicated pickleball courts, a mini-golf course, a playground, walking trails and a community center.

"Keeping kids busy is very, very important," said Natalie Toler, 48, a Douglas Elliman Real Estate agent specializing in the area, who formerly lived just over the border in the hamlet of South Valley Stream for 20 years. She found many activities in the Village of Valley Stream for her three children, including the nonprofit youth football and cheerleading organization the Valley Stream Green Hornets, founded in 1950. "It's great to live in a place where [kids] can always find something to do."

She also lauded Valley Stream's diversity, a theme echoed by McKenna. "We are a diverse community, so you're introduced to any number of cultures living in Valley Stream," the historian said.

That diversity is well-represented at such events as Poetry at the Pagan & Open Mic, a series held at the historic Pagan-Fletcher Restoration homestead, alongside lectures, art exhibits and holiday events. Its John J. McKenna Memorial Garden is named after Carol McKenna's husband, a civic leader and historian who died in 1996.

First inhabited by Rockaway Indians, Valley Stream got its name in 1843, when Scottish immigrant Robert Pagan lobbied for a post office, according to "Long Island: Our Story." Hotels burst onto the scene to serve railroad passengers, who needed something to do while they waited the station for hours to change trains. The village incorporated in 1925 and saw a building boom when Sunrise Highway expanded to six lanes.

Valley Stream was the home of actors Ed Burns and Steve Buscemi, both of whom later set movies in their hometown. It's also where Snapple Beverages got its start.

The 2024 median household income of $133,190 speaks to Valley Stream as a middle-class enclave with what Toler called affordable homes. "I have a condo for sale right now that's $625,000, and that's pretty much the starter price. ... For a single-family home, I would say budget to start around the mid $600,000s."

The village, through which Sunrise Highway/Route 27 runs, has a Long Island Rail Road station. Just over one border is the sprawling Green Acres Mall. And the cornucopia of retail outlets in the village proper includes the supermarkets King Kullen, Key Food and Food World.

SALE PRICES Between Sept. 29, 2025, and Sept. 28, 2026, there were 319 home sales with a median sale price of $740,000, according to OneKey MLS. During the same period a year earlier, there were 320 home sales with a median sale price of $705,000.

CONDOS AND CO-OPS There are is one condo, priced at $624,999, and four co-ops, priced between $226,000 and $410,000, on the market.
