Several hotels are opening or reopening across the East End this summer, including properties in Montauk, Sag Harbor and Greenport.

The projects range from a small beach club hotel to larger waterfront and village properties, with most focused on reworking existing spaces. Together, they reflect a broader shift toward more design-driven spots, with an added emphasis on food, gathering spaces and drawing in both overnight guests and locals.

“It’s a combination of longstanding demand and a shift in how people want to travel,” said Eric Freitas Orford, managing director for Blue Flag Capital, which is behind several of the openings. “Travelers today are looking for places that offer more than just a place to stay. They want strong food and beverage, thoughtful design and a sense of connection to the destination.”

Montauk

Barlume Beach

Opening May 22, Barlume Beach is a 19-room hotel and beach club set on Montauk Harbor, with 40,000 square feet of grounds and marina access. The project comes from LDV Hospitality, known locally for its Scarpetta residency at Gurney’s and revival of The Maidstone in East Hampton.

The property is designed to feel like a European escape, with a Mediterranean influence that carries through its architecture, interiors and menu. Guest rooms feature natural materials like cork flooring and oak furniture, with views of either the marina or landscaped grounds.

Food and drink are central to the concept. The restaurant, led by chef Francesco Battisti, focuses on coastal Italian dishes, while the beach club menu includes shareable seafood and raw bar items. Daytime service leans more relaxed, while evenings shift toward a late-night beach club atmosphere with live music and DJ sets. Additional offerings include boat charters and occasional wellness classes. Marina slips are also available for daytime docking and season-long rentals.

Hotel Corduroy

Formerly the Sunset Montauk, the 1980s-era motel reopens as Hotel Corduroy on May 7. For years, the property functioned as a basic, no-frills option for beachgoers looking for proximity to the beach and marina. Now, the site is being fully reworked into a 29-room boutique hotel that keeps the original footprint but shifts the experience toward a more modern casual stay.

The property is spread across three buildings, with a more intimate scale than Montauk’s larger resorts. At its center is The Lawn, a shared outdoor space envisioned as the social hub of the hotel, with loose seating, firepits and views toward the bay for sunset. It's intended as a casual gathering point rather than a structured pool or beach club setup.

Inside, guest rooms are refreshed with a modern coastal touch through texture and color, with tones like deep sea green, teal and warm gold.

The hotel sits steps from Sunset Beach and the marina, providing easy access to the water and surrounding shoreline. Guests will also have access to beach gear, bicycles and a private beach area.

Sag Harbor

Opening June 10, Faraway Sag Harbor brings new life to one of the village’s most recognizable waterfront hotels, Baron’s Cove. Opened in 1958 as The Sag Harbor Motel and Inn, it was the town’s first resort-style hotel and became a summer gathering spot for visiting writers, artists, actors and regulars, including Truman Capote, John Steinbeck and Paul Newman. It was later fully renovated and reopened in 2015 as Baron’s Cove.

Now under the Faraway brand, which includes properties in Nantucket and Martha's Vineyard, the 67-room hotel returns this summer with refreshed interiors and more shared spaces that take advantage of its waterfront setting. The property is centered on its harbor views, with a pool and terrace facing the water, a covered porch and a lobby lounge.

“Sag Harbor is more refined and residential, with a strong sense of history,” Freitas Orford said. “Our approach is to lean into that identity and make sure the property feels like a natural extension of the community.”

Dining is anchored by Zagara, a seafood-forward restaurant inspired by the Amalfi Coast, with indoor-outdoor seating and direct harbor views. A ground-floor bar and lobby café will open from morning through evening, offering coffee service, casual bites and cocktails. 

The program is led by executive chef and culinary director Jarad McCarroll, formerly of Montauk Yacht Club and Hotel Le Toiny in St. Barths, where he was named Gault & Millau Chef of the Year for St. Barthélemy. Signature dishes will include black sea bass tartare, lobster and scallop raviolo and lemon risotto with mascarpone and herbs.

For guests, the appeal is location-driven: the hotel sits directly on the harbor, a short walk to Havens Beach and about five to eight minutes from Main Street, where shops and restaurants line the village center. Complimentary bikes are available, making it easy to get around without a car once you arrive.

On the North Fork, Oyster Estate is set to open later this summer in Greenport following a full renovation of the longtime Greenporter Hotel. Built in the late 1950s, the hotel reopened in 2000 after a renovation that updated its operations but kept much of its retro character.

Now, the 34-room property is being reworked into a boutique hotel centered around a newly redesigned courtyard pool and patio, designed to serve as the main gathering space.

A new restaurant and bar, Fortune Favors, will anchor the property’s food and beverage program with coastal Asian-inspired cuisine, supported by a poolside bar, gym and event space. The goal is to make the hotel function not just as a place to stay, but as part of Greenport’s growing dining and weekend scene.

“Greenport feels a bit more under the radar and creative,” Freitas Orford said. “It’s often described as a bit more ‘Brooklyn’ compared to the South Fork’s ‘Manhattan.’ ”

The hotel sits steps from Main Street in the heart of Greenport, placing guests within walking distance of shops, restaurants and the waterfront.
