Buying in Baldwin or Baldwin Harbor

Even though Baldwin Harbor and Baldwin are separate hamlets, residents refer to the sister communities as one. "We consider it one town," says resident Erik Mahler, owner-broker of Mahler Realty.
"We are one ZIP code and one school district, but someone, somewhere, made a division," adds resident Nancy Scarola, owner-broker of a real estate agency that bears her name.
Baldwin is more populous than Baldwin Harbor, which stretches from Atlantic Avenue to Middle Bay, Baldwin Bay and Freeport Bay. The hamlets include Milburn and Parsonage Creeks, the east and west boundaries south of Sunrise Highway.
Shops, services and some eateries can be found throughout, including stretches along Grand Avenue, Merrick Road and Atlantic Avenue. Vacancies have been filling up, says Mahler, co-president of the Baldwin Chamber of Commerce. On Grand Avenue, Blink Fitness opened, and a new coffee shop will soon arrive on Merrick Road.
Baldwin Harbor Park, a town facility bordering Middle Bay, offers athletic fields and a skate park. Other recreation areas include Lofts Pond Park, Coes Neck Park and Silver Lake Park.
Neighborhoods throughout the ethnically diverse community feature a variety of architectural styles, says resident Marilyn Sandroni, owner-broker of Baldwin Realty, citing Tudors, Victorians, capes, split-levels and a mix of ranch styles. Homes on the water vary in size and price, adds Scarola, noting, "We have magnificent deep waterways . . . and harbor seals." Some residents are still recovering from Sandy, Mahler says.
The market has been active, agents say. And buyers are coming from all over. "In the 16 years I have been selling houses in Baldwin, I have shown houses to people from every continent except Antarctica," Sandroni says.

SALES PRICES: From Nov. 1, 2013, to Nov. 30, 2014, there were 266 sales with a median price of $345,000. The low was $110,000 and the high was $770,000. From 2012 to 2013, during the same time period there were 284 sales. The median price was $319,650 with a low of $100,000 and a high of $520,000.
ATTRACTIONS: A new community garden behind the Baldwin Historical Society and Museum; boating, fishing, crabbing; groups include Baldwin Civic Association.
