THE SCOOP

Nestled between Routes 106 and 25A is the residential Village of Muttontown, a name that acknowledges its early days as sheep-grazing land. Today, it encompasses just 4,530 acres in the Town of Oyster Bay and about 1,200 homes that represent a blend of architectural styles spanning from early 20th century to modern, each sitting on two acres or more of land, with a few developments on half-acre lots. Home prices start at $1.2 million.

The area is mostly residential, but it includes hundreds of miles of hiking and horse trails, including the Hoffman Center, a 155-acre nature preserve. The Muttontown Preserve and Chelsea Mansion, located in neighboring East Norwich, is Nassau County’s largest nature preserve, with 550 acres of fields, woodlands and ponds, and is listed on the National Register of Historic Places. "It’s like having your own little Central Park," says Paul Mateyunas, an agent with Douglas Elliman.

Part of the allure of Muttontown, says village clerk Joe Russo, is that it’s a centrally located pastoral setting near shopping districts on main routes, including those in Oyster Bay, East Norwich and Manhasset. It’s also about five minutes from the Long Island Expressway. The community has its own police department and includes four of the area’s top-ranked school districts.

"I think what brings people to our village is the country atmosphere," Russo says. "There’s a feeling of being surrounded by wilderness, and you don’t always see your neighbors. At the same time, we strive to maintain our various building and environmental codes. For instance, we have a strong tree policy, so residents need a permit to cut down trees."

Russo says that while there are many estates in the village, with the housing boom of the last 18 months, there has been a lot of new construction on properties where new owners have either knocked down existing homes or are renovating them.

CONDOS AND CO-OPS There are no condos or co-ops currently on the market.

SALE PRICES Between Aug. 31, 2020, and Sept. 30, 2021, there were 62 home sales with a median sale price of $1.525 million, according to OneKey MLS. The low price for that period was $950,000 and the high was $8 million. During that period a year earlier there were 40 home sales with a median sale price of $1.334 million. The price range was $835,000 to $4.9 million.
