The logo for the East Islip Community Chamber includes pictures of a house, a building and a handshake, says president and lifelong resident Gary Teich. “Business and community working together, that’s what this town is all about,” he says.

Already with a diversified housing stock, the area has recently seen the addition of new 55-and-over developments. Teich says there have also been many beautification projects, highlighted by the recent addition of a new “Welcome to East Islip” sign by Brookwood Hall.

“East Islip was established in 1683, and the old sign I think was there since 1683, and it looked every bit of it,” Teich said with a laugh.

The area offers ranches, Capes, split-levels and Colonials, particularly in the Country Village section, says longtime resident Stephen Grant of Century 21 Selmar Realty. The typical price of a starter home, he says, is about $300,000. Multimillion-dollar homes, he adds, can be found close to the water, mostly in developments such as Percy Williams Cove and The Mornings, a gated waterfront community.

“It’s a desirable place to be,” Grant says. “You can be out to Montauk in an hour and a half to two hours, the city within an hour on the right train, and Fire Island in a half-hour, faster by boat.”

Nearby attractions include Heckscher State Park, the East Islip Marina and the Bayard Cutting Arboretum.

“You have the best of everything,” Teich says. “If you don’t like the water, you’ve got the arboretum. If you like the water, you have the marina and Heckscher.”


There is one co-op on the market, for $129,900.


Between Jan. 1, 2017, and Jan. 31, 2018, there were 167 home sales with a median sale price of $375,000, according to the Multiple Listing Service of Long Island. The low price for that period was $140,000 and the high was $3.2 million. During that period a year earlier there were 139 home sales with a median sale price of $355,000. The price range was $131,000 to $1.75 million.
